Chapter 01
The failure usually shows up at the gate, not the fence
A perimeter fence can stand for decades without a complaint. The gate is the part that moves every day, so it is the part that fails first: a keypad that stops taking codes, an operator motor that groans and quits, a track that has walked out of alignment until the gate drags instead of rolling. On a lot of the properties we get called to, the fence is fine and the operator is the whole problem.
That is a different job than a new install, and we treat it that way. Before we quote anything on an existing system we want to see it move, hear what it sounds like, and find out whether the fault is the motor, the sensor, the track, or a keypad board that has simply given out after years in the Gulf Coast air.

Cantilever track gates and swing gates both live or die on what the ground under them does. This soil swells with the rain and pulls back in a dry stretch, and a track bed or a swing-gate post that was set for firmer ground will telegraph that movement straight into the operator. We set track beds and posts to carry the seasonal shift, not just the day-one grade, because an operator fighting a track that has moved a half inch is an operator that will not last.
Salt air off the ship channel and humidity most of the year are hard on exposed hardware. We spec operator housings, sensor units and fasteners rated for that environment rather than the cheapest catalog option, and where a client is upgrading an older system we look at what actually failed on the old one before recommending its replacement.
Chapter 03
New installs: automated gate systems built for the property
For a new system we size the operator to the gate, not the other way around. A cantilever track gate on a commercial entrance carries different loads than a residential swing gate, and matching the operator, the track, and the fence line to that load is what keeps the system running without drama for years rather than months. High security fencing and controlled access solutions get specified the same way, matched to what the property actually needs to control.
Keypads, card readers and remote access get wired in as part of the same visit, and we walk the owner through how to add or remove a code before we leave. A system nobody on site knows how to operate is not finished.
Repairs and upgrades: keypad, motor, track, sensor
Keypad fixes, operator motor repair, track alignment and sensor troubleshooting cover most of the repair calls we take on gate systems. A gate that binds partway through its swing is almost always a track or alignment problem, not a motor problem, and diagnosing that correctly before replacing parts is how we keep a repair bill from turning into a full replacement.
Where a system is old enough that parts are hard to source, we will say so plainly and price an upgrade against a repair rather than quietly steering toward the more expensive option.
What the one-year warranty covers on a gate system
New installs carry a one-year warranty on materials and labor, which on a gate system means the operator, the track hardware, the fencing tied into it, and the work of putting it all together. If something we installed fails inside that year for a covered reason, we come back and fix it.
On repair work we also hold to the same quality match guarantee we use on fence repairs: where we are matching an existing operator brand or gate style, we match it as closely as the supply allows, and we tell you up front if an exact match is not available.
